租购并举政策是当前我国住房领域的重要政策之一,旨在促进住房市场的稳定和健康发展。本文以广州市荔湾区为例,基于特征价格模型,探讨了租购并举政策对该区住房租赁市场的影响。研究结果表明,租购并举政策对荔湾区住房租赁市场的影响主要表现为租金水平的提高和租赁市场的供需矛盾加剧。针对这些问题,建议加强政府监管,加大住房保障力度,促进住房市场的平稳发展。

Abstract:

The policy of promoting leasing and purchasing has become one of the important policies in the field of housing in China, aiming to promote the stability and healthy development of the housing market. Taking Liwan District, Guangzhou City as an example, based on the characteristic price model, this paper explores the impact of the policy of promoting leasing and purchasing on the housing rental market in this area. The results show that the policy of promoting leasing and purchasing mainly affects the housing rental market in Liwan District in terms of the increase in rent levels and the aggravation of supply-demand contradictions in the rental market. In response to these issues, it is recommended to strengthen government supervision, increase housing security measures, and promote the stable development of the housing market.
