Residential Lease Agreement Template

This Lease Agreement ('Agreement') is made and entered into on {Date} by and between {Landlord's Name} ('Landlord') and {Tenant's Name} ('Tenant').

Property

Landlord agrees to lease to Tenant the property located at {Property Address} (the 'Property') for a period of {Lease Term} months, beginning on {Lease Start Date} and ending on {Lease End Date}.

Rent

Tenant agrees to pay to Landlord, as rent for the Property, the sum of {Rent Amount} per month, payable on or before the {Rent Due Date} of each month.

Security Deposit

Tenant shall pay a security deposit of {Security Deposit Amount} to Landlord upon signing of this Agreement. The security deposit shall be returned to Tenant within {Security Deposit Return Time} days of the termination of this Agreement, less any deductions for damages or unpaid rent.

Use of the Property

Tenant shall use the Property only for residential purposes and shall not use the Property for any illegal or commercial purposes. Tenant shall comply with all applicable laws, rules, and regulations.

Maintenance and Repairs

Tenant shall maintain the Property in a clean and safe condition and shall promptly notify Landlord of any repairs that are needed. Tenant shall be responsible for any damages caused by Tenant's negligence or misuse of the Property.

Termination

Either party may terminate this Agreement upon {Termination Notice} days' written notice to the other party. Upon termination, Tenant shall vacate the Property and leave it in a clean and undamaged condition.

Governing Law

This Agreement shall be governed by and construed in accordance with the laws of {Governing Law}.

Entire Agreement

This Agreement contains the entire agreement between the parties and supersedes all prior negotiations, understandings, and agreements between the parties. This Agreement may not be amended except in writing signed by both parties.
