个人房屋买卖协议内容（中英文对照）

本协议由以下双方于__年__月__日签署：

鉴于：

1. 甲方同意将其名下位于__的__房屋（以下简称'本房屋'）出售给乙方；

2. 乙方同意购买甲方名下的本房屋；

现双方同意按照下述条款订立本协议：

二、 价款

1. 乙方同意支付给甲方人民币__元（￥__元）的购房价款，乙方支付的购房价款将由甲方支付给__（以下简称'__'）作为房屋的买卖费用；

3. 乙方支付的购房价款应当由双方共同出具的《房屋买卖双方确认函》确定；

三、 交付

2. 乙方应在本协议生效后，于交付日期前将购房价款支付给甲方；

3. 双方同意于交付日期当日，乙方应交付本房屋的所有权证书，甲方应交付本房屋的钥匙；

四、 保证

1. 甲方保证，本房屋的所有权完全属于甲方，没有任何第三方权利主张；

2. 甲方保证本房屋状况完好，无任何违反法律法规的情形；

3. 甲方保证本房屋不存在隐蔽缺陷，乙方收到本房屋后，未发现任何隐蔽缺陷的，则乙方无权追究甲方责任；

五、 其他

1. 本协议一式两份，双方各执一份，具有同等法律效力；

2. 如果本协议中的任何条款因任何原因被认定为无效或不可执行，其余条款仍然有效；

3. 本协议的任何修改必须以书面形式作出，并经双方签字确认；

4. 本协议自双方签字之日起生效。

II. Purchase Price

2. Party B shall pay the purchase price for the House to Party A within __ days from the effective date of this Agreement;

3. The purchase price for the House paid by Party B shall be confirmed in the Confirmation Letter of Purchase and Sale of the House signed by both parties;

III. Delivery

2. Party B shall pay the purchase price for the House to Party A after the effectiveness of this Agreement;

IV. Warranty

1. Party A warrants that the title of the House is solely owned by Party A and no third party has any right over the House;

2. Party A warrants that the condition of the House is good and there is no violation of any applicable law or regulation;

3. Party A warrants that there is no latent defect in the House. Should Party B not discover any latent defect in the House upon delivery, then Party B shall not hold Party A liable;

V. Miscellaneous

1. This Agreement is in duplicate, with each party holding one copy and each having the same legal effect;

2. If any provision of this Agreement is held to be invalid or unenforceable for any reason, the remaining provisions shall remain in full force and effect;

3. Any amendment to this Agreement shall be made in writing and signed by both parties;

4. This Agreement shall take effect upon the date of signature by both parties.
