Financial Leverage & Asset Pricing Analysis of Vanke & Evergrande within the Chinese Real Estate Market

This project, conducted as part of a Financial Leverage and Asset Pricing course (Aug-Nov 2022), provided an in-depth analysis of the financial health and risk profiles of Vanke Group and Evergrande Group within the context of the Chinese commercial real estate market.

Methodology:

• Collected financial data from annual reports, reliable online sources, and industry databases focusing on: * Debt to Asset Ratio: Measuring the proportion of a company's assets financed by debt. * Cash Flow Ratio: Analyzing the ability to generate cash flow from operations relative to its debt obligations. * Operating profit, current ratios, stock price performance, and other relevant financial indicators.* Corrected and standardized data for accuracy and comparability.* Summarized the financing situation and stock price performance of Vanke and Evergrande over the past three years.* Integrated data from the top 100 commercial real estate companies in China for benchmark analysis.

Key Findings:

• Provided a comprehensive understanding of the financial leverage and asset pricing dynamics of both Vanke Group and Evergrande Group.* Evaluated their financial health, risk, and return profiles within the highly competitive Chinese real estate market.* Identified their relative strengths and weaknesses compared to major industry players.
