l be paid by bank transfer to the Landlord’s nominated bank account or by cheque, cash or other method agreed between the parties in writing. 3.1.3If the Rent is not paid within 7 days of the due date, the Landlord may charge interest on the outstanding amount at a rate of 4% above the Bank of England base rate from time to time until payment is made in full. 3.1.4The Tenant shall be responsible for paying for all utility bills and council tax associated with the Property during the term of this Tenancy. 3.2Extension of term If the Tenant remains in occupation of the Property after the expiry of the fixed term, and the Landlord accepts rent from the Tenant, a new tenancy will arise on the same terms and conditions as this agreement but for a monthly periodic tenancy which may be terminated by either party giving one month’s notice in writing. 3.3Use of the Property The Tenant shall use the Property for residential purposes only and shall not use the Property for any illegal or immoral purposes or cause a nuisance to the Landlord or any other occupier of the Property. 3.4Maintenance and repairs 3.4.1The Tenant shall keep the Property and all fixtures, fittings and furniture provided by the Landlord in a clean and tidy condition and shall be responsible for any damage caused by the Tenant or their guests during the term of this Tenancy. 3.4.2The Landlord shall be responsible for repairing and maintaining the Property and any fixtures, fittings and furniture provided by the Landlord except for any damage caused by the Tenant or their guests. 3.5Access The Landlord or their agents shall have the right to enter the Property at reasonable times on giving 24 hours’ notice in writing to the Tenant for the purpose of inspecting the Property or carrying out any repairs or maintenance required. 3.6Termination 3.6.1The Landlord may terminate this Tenancy immediately by giving notice in writing to the Tenant if the Tenant breaches any of their obligations under this agreement or if any of the grounds for possession set out in Schedule 2 of the Housing Act 1988 apply. 3.6.2The Tenant may terminate this Tenancy by giving one month’s notice in writing to the Landlord. 4 Deposit 4.1The Tenant shall pay a deposit of£460 to the Landlord on or before the commencement of the Tenancy. 4.2The deposit shall be held by the Landlord as security against any damage caused by the Tenant or their guests during the term of this Tenancy. 4.3The deposit shall be returned to the Tenant within 14 days of the end of the Tenancy less any deductions made by the Landlord for damage caused by the Tenant or their guests. 5 Governing law This agreement shall be governed by and construed in accordance with the laws of England and Wales and the parties submit to the exclusive jurisdiction of the courts of England and Wales.
