uction land transfer, the transferor shall provide the relevant documents and materials to prove its legal ownership and use right of the land, and ensure that the land is free from any dispute or third-party claims. The assignee shall conduct due diligence and investigation on the land before signing this contract, and shall bear the risks arising from the transferor's failure to provide complete and accurate information. Article IV The transfer price of the land is _______ yuan, which shall be paid by the assignee to the transferor in accordance with the payment schedule and method agreed by both parties. The transferor shall issue a written proof of payment after receiving the payment. Article V The assignee shall use the land for the purpose and in the manner specified in the land use right certificate, and shall comply with the relevant laws, regulations and policies on land use and environmental protection. The assignee shall be responsible for obtaining the necessary permits, approvals and licenses for the construction and operation of the project on the land. Article VI The assignee shall bear the costs and expenses related to the transfer of the land, including but not limited to the transfer fees, taxes, registration fees, notarization fees, appraisal fees, surveying and mapping fees, and legal fees. Article VII This contract shall come into force upon the signing and sealing of both parties, and shall be binding on both parties and their successors and assigns. Any amendment or supplement to this contract shall be made in writing and shall come into force upon the signing and sealing of both parties. Article VIII Any dispute arising from the performance of this contract shall be settled through consultation between both parties. If no settlement can be reached, either party may apply for arbitration to the arbitration commission designated by the relevant authority. The arbitration award shall be final and binding on both parties. Article IX This contract is made in duplicate, with each party holding one copy.
