Article seven: Party B shall use the premises in a civilized manner and shall not engage in any illegal activities. Party B shall not sublet or lend the premises to any third party without Party A’s written consent.

Article eight: Party B shall return the premises to Party A at the end of the lease term in the same condition as it was delivered, except for normal wear and tear. Party B shall remove all personal belongings and restore the premises to its original condition, and shall bear the costs of any damages caused by improper use or poor management.

Article nine: This contract shall be effective upon signature by both parties and shall be legally binding. Any disputes arising from this contract shall be resolved through consultation, and if consultation fails, the matter shall be submitted to the local court for resolution.
