Results

Table 1 shows the results of the regression analysis. The results indicate that the distance from the incinerator has a significant negative impact on property values. Specifically, a one-kilometer increase in distance from the incinerator is associated with a £5,000 increase in property value. Moreover, the results show that house size, number of bedrooms, age of property, and proximity to amenities have a significant positive impact on property values.

Conclusion
