he total monthly rent is RMB 14,437.50 (say fourteen thousand four hundred and thirty-seven and fifty cents only). The rent shall be paid by Party B to Party A within the first five days of each month. If Party B fails to pay the rent on time, Party A has the right to demand Party B to pay a late payment fee of 0.5% of the overdue rent per day.

The lease term is from _____________ to ____________. Party B shall vacate the leased real estate upon expiration of the lease term. If Party B wishes to renew the lease, Party B shall notify Party A in writing at least thirty days prior to the expiration of the lease term. If Party A agrees to renew the lease, the new lease agreement shall be signed by the Parties.

Party B shall use the leased real estate for commercial purposes only and shall not sublease or transfer the leased real estate to any third party without the prior written consent of Party A. Party B shall also comply with all laws, regulations, and policies related to the use of the leased real estate.

Party A shall maintain the leased real estate in good condition and shall be responsible for any repairs or renovations necessary due to normal wear and tear. Party B shall be responsible for any damages caused by Party B or Party B’s employees or customers.

If Party B breaches any of the terms of this Contract, Party A has the right to terminate this Contract and request Party B to vacate the leased real estate immediately. Party A also has the right to deduct any unpaid rent or damages from the security deposit.

This Contract is made in duplicate, with each Party holding one copy. This Contract shall take effect upon signature by both Parties.
